When you book with us, you deal with Adil Abbasi from start to finish. Adil is a BOHS P402-qualified asbestos surveyor with more than six years’ experience. Since starting out, he has completed over 1,000 surveys, from single flats and family homes to offices, shops, schools and industrial units.
Adil carries out every inspection himself and also writes every report. So the person who quotes for your job is the same person who turns up on the day. If you have questions afterwards, you can speak to him directly.
Builders used asbestos widely until the UK banned it in 1999. It was cheap, strong and fire-resistant, so it went into roofs, ceilings, floors, heating systems and partition walls. As a result, any building constructed or refurbished before 2000 could still contain it.
London’s buildings are especially likely to have some. Victorian terraces converted into flats, post-war council blocks and offices refitted in the 1970s and 80s all went through work during the asbestos era. Similarly, the post-war new towns of Hemel Hempstead and Milton Keynes grew at exactly the same time.
Asbestos in good condition usually poses little risk while nobody disturbs it. However, drilling, sanding or breaking it releases fibres, and breathing those fibres can cause serious lung disease years later. That’s why you should always check before any building work starts.
Every survey we carry out follows HSE guidance (HSG264) and the Control of Asbestos Regulations 2012. However, the right one for you depends on how you use the building and what work you have planned.
This is the standard survey for a building in normal use. During the visit, we inspect all reasonably accessible areas, take samples of suspect materials and assess their condition. You then receive an asbestos register and clear advice on managing anything we find. If you’re responsible for non-domestic premises, including the communal areas of flats, you’ll need one to meet your legal duty. Read more about our asbestos management survey in London.
You’ll need a refurbishment survey before any work that disturbs the building’s fabric. For example, that includes new kitchens and bathrooms, rewiring, extensions and loft conversions. It’s intrusive, so we look under floors, behind panels and above ceilings in the areas where work will happen. Your builder then knows exactly what’s there before they start.
Before you demolish a building, or part of one, you need a demolition survey. It’s the most thorough survey of all, and it aims to locate every asbestos-containing material. A licensed contractor can then remove it safely before demolition begins.
Sometimes you only need to check one material, such as a garage roof or an old ceiling. In that case, we can take a single sample and send it to an independent laboratory. It’s especially useful for homeowners, because it’s quick and affordable.
Our surveys start from £200 + VAT for a small property. However, the final price depends on the type of survey, the size of the building and the number of samples needed.
| Property size | Price (+ VAT) |
|---|---|
| Small (500–2,500 sq ft) | £200 – £500 |
| Medium (2,500–5,000 sq ft) | £500 – £1,000 |
| Large (5,000–10,000 sq ft) | £1,000 – £2,500 |
We’ll always agree a fixed price with you before we visit, so there are no surprises.
Our clients include:
If you manage non-domestic premises, you have a legal duty to manage asbestos. Homeowners, however, don’t share that duty. Even so, we strongly recommend a survey before building work on any home built before 2000.
We carry out surveys across Greater London and the surrounding counties. For more local information, visit our pages for Hemel Hempstead, Watford, Harrow, Luton, Aylesbury and Milton Keynes.
Alongside asbestos surveys, we also provide Legionella risk assessments, fire risk assessments, Energy Performance Certificates, property floor plans and lease floor plans. Landlords and managing agents often book several together, because we can usually cover them in one visit.
Our surveys start from £200 + VAT for a small property. Larger buildings and refurbishment surveys cost more, depending on size and the number of samples needed.
Most homes take one to three hours on site. Larger commercial buildings, however, can take a day or more. Your report then follows within a few working days.
A management survey is for buildings in normal use, so it’s mostly non-intrusive. A refurbishment survey is intrusive, and you need it before building work in the specific areas where work will happen.
It isn’t a legal requirement for a private home in normal use. However, we strongly recommend one before building work on a house built before 2000, and your builder may ask for one.
There’s no need to panic, because in many cases the safest option is to leave it in place and manage it. We’ll explain your options clearly and only recommend removal when it’s genuinely needed.
